No Buyer’s Premium: There is no buyer’s premium for this auction. Registration for our auctions is always free!

Deposit Requirements: To bid on the real property listed on this platform, you must submit a $25,000 deposit via Wire Transfer, made payable to I-15 Auctions Inc (referred to as the “Auction Company”). If you are the high bidder, this deposit will be retained by the Auction Company and applied toward your final funds in escrow. If you decide not to proceed with the purchase, the deposit becomes non-refundable and will be retained by I-15 Auctions for marketing purposes. If you are not the high bidder, your deposit will be returned to you the following day after the close of the auction.

Earnest Money Deposit (EMD): If you are the high bidder, an additional 10% EMD is due within 24 hours of close of auction.

Proof of Liquid Funds: Proof of liquid funds (such as a bank statement, investment statement, retirement account, etc.) is required to bid in this auction. Please submit this documentation via email to jo@johangraham.com.

Real Estate Representation: If you are represented by a licensed real estate agent and are the high bidder, please have your agent contact our office immediately after the close of the auction to prepare the official offer. Please note that there is no buyer’s agent consideration. If you are not represented by a licensed real estate agent, we can assist in preparing the necessary paperwork for you. Representation is not required, and our team will ensure that all legalities are handled smoothly and professionally.

Property Condition and Sale Terms: This property is being sold AS-IS and for cash only; no financing will be considered. As this is an estate sale, please conduct all necessary due diligence prior to the auction date. Our knowledge of the property is limited, and no guarantees or warranties are made regarding any aspect of the real property. No reports will be provided, no credits will be given, and no repairs will be made. If you are the high bidder and decide not to proceed with the purchase, your deposit will be forfeited.

Seller’s Rights: The seller reserves the right to terminate the contract at any time and to deny any and all bids placed on the bidding platform. If the seller cancels the contract for any reason, the high bidder’s deposit will be immediately returned to the buyer.

Auction Process: At 1:00 PM, if no offers are presented for a consecutive four minutes, the platform will close, and no more offers will be accepted.
