In order to bid on the real property listed on the platform, you must be able to produce and submit a Cashier's Check or Wire Transfer deposit for $5,000 made out to I-15 Auctions Inc, herein referred to as "Auction Company." In the event that you are the high bidder on a property, the Cashier's Check deposit will be kept by the Auction Company and used toward your final funds in escrow. If for any reason buyer backs out of sale the deposit then becomes non-refundable and the full amount will be retained by I-15 Auctions to be used for marketing purposes. In the event that you are not the high bidder, the Cashier's Check deposit will be returned as a Cashier's Check; if wired into our custodial account, it will be cut into a check and returned to you. An additional deposit will be required if you are the high bidder, known as an Earnest Money Deposit, or EMD, to open escrow equivalent to 10% of the final purchase price.

 In the event you are the high bidder on a real property and represented by a licensed real estate agent, you will be required to have an offer immediately written for all parties to accept. If you are not being represented by a licensed real estate agent, our agent Johan Graham of Realty ONE Group Empire will represent you and will immediately write an offer for you to accept. An additional deposit of 10% of the purchase price will need to be made in order to open escrow in the event that you are the winning bidder, known as the EMD.

No reports are required to be provided. No credits will be given. Properties will not receive any repairs. Any reports, such as a home inspection, may be provided up to 7 days prior to the auction going virtual-live at a courtesy of the auction house. For any reason if you are the high bidder and determine you no longer wish to proceed in purchasing the property, you automatically forfeit your deposit.
